The Monthly Edit With Angela: October 2026

OCTOBER 2026

Hi friends,

There's something about October in Jacksonville that just feels different. The air finally lets up, porches get pumpkins, and every weekend seems to have a festival, a farmers market, or a good excuse to be outside. It's my favorite kind of month.

Whether you're settled into your home or still weighing a move, I hope this edit gives you a few reasons to get out and enjoy the season. As always, I'm here if you have questions about the market or just want to talk through what's next.

Warmly,
Angela

Maple Street Biscuit Company | Breakfast & Brunch — Jacksonville-born comfort food. Buttermilk biscuits and sweet tea make it the easiest way to start a fall Saturday.

Duval County Market Insights

Sold Listings: 887
Active Listings: 3,057 (3.4-month supply)
Median Sold Price: $335,000
Average Days on Market: 25 days

Prices held steady in August, unchanged from July, while inventory kept climbing. That's good news if you're buying: more options, less pressure, and 25 days on market means well-priced homes are still moving at a healthy pace, not sitting stagnant.
